Our approach

The transition, step by step

  1. Building review

We build a clear picture of your condominium with you.

    • Contingency fund and self-insurance fund
    • Reconstruction-cost assessment and description of private portions
    • Contingency-fund study and maintenance log
    • Upcoming work in the short, medium and long term
    • Document filing, accounting and current challenges
  2. Management handover

A transition period is planned with the board.

    • Added as signatory and administrator at the financial institution and enterprise register
    • Working documents optimized
    • Financial statements reviewed
    • Action plan for upcoming work and compliance
  3. Ongoing management

The action plan is under way. Your documents are current, well filed and always accessible. The building is ready to face the unexpected.

Condominium obligations

The rules change. We help you keep track.

Contingency funds, self-insurance funds, maintenance logs, insurance: syndicate obligations have changed a lot in Québec. Exact requirements, dates and amounts depend on each building and on current regulations.

We help you take stock and plan. Studies and assessments required by law are carried out by qualified professionals.

What is the contingency fund?
A fund set aside for major repairs and replacement of common portions: roof, façades, elevators, etc. It is financed through condo fees. Its amount is based on a study by a professional.
What is the self-insurance fund?
A separate fund used mainly to pay the syndicate’s insurance deductibles. We can help you track your contribution.
What is the maintenance log?
The building’s maintenance record: equipment, inspections, repairs and planned work. We keep it up to date.
Do you manage the syndicate’s investments?
We offer guaranteed investments, within the mandate agreed with the board.

Frequently asked questions

Your management, in practice.

Does the board lose its decision-making power?
No. The board decides. We prepare, carry out and follow up according to the agreed mandate.
How does changing managers work?
In three steps: a portrait of the building, a handover organized with the board, then ongoing management.
Which areas do you serve?
Greater Montréal and the Outaouais.
Where will our documents be?
We work paperless. Your documents are filed and accessible at any time.
Do you replace the lawyer, notary or engineer?
No. We coordinate management and bring in the appropriate professionals when regulated expertise is required.
